I currently have 2 pending contracts in escrow closing in December 2017.  

I say to multiple applicants, I've got several others also pending, I do require if approved full deposit and lease signed within 36 hours. so if that doesn't get completed I take the next person qualified in line. 

I have one pending house that sits on slab pending at 279k.

As of now, I do not have any updates on tenants/applications or a confirmation on pending/remaining repair itemswater (utility) ON?

The listing says pending, but they haven't sent back the signed contract.

As others have mentioned, it shows properties that are no longer available and here in my area in particular, any time a home goes straight from Active to Pending it just removes it from Zillow completely and does not show a pending sale.

Pending litigation could have been decided with final judgment entered; perhaps litigation initiated involving the property, lis pendens recorded; federal tax lien could have been recorded... lots of things can happen before settlement.
