Many of the quads are brick, the stairwells are usually larger (helpful in getting a fridge or furniture up), and you just have a more solidly built structure to work with.

This is dependent if I chose to cover the A/C unit in my Home Warranty package.If I had a fire in my home in which a room burned down and my personal property such as TV's, furniture, etc was consumed in the fire, then I would call the Home Insurance company to fix/repair the burned-down room and also to replace my TV and furniture.

Most properties have a smaller spread between STR and LTR and when you factor in utilities and other costs and then the cost of furniture I do not see people making money in first 1-2 years at all.
