"I guess that is the only main anti-B class argument I have left...thanksAlexfor me personally I think the thing to do with C class is to scale if you cant get to 10 to 20 of them fairly quickly then I would skip over that asset class. even buying A class that just breaks even.. there is nothing wrong with your tenant paying off your mortage on an A class over time rents tend to go up and values tend to go up.. after a 10 year run.. many times A class out performs C class on a IRR basis which is the real metric.. there is  a reason so many CA investors that have been landlords for a decade or long are very wealthy it was not on cash flow per se at least at the start.. 

So instead of out performing projections, it only met projections. 

There are studies that show homeschoolers also outperform their regular school peers in college and in professional careers as well.

We had a 3/2 that slept 8 and the larger homes outperformed even though our price/person was less on the 3/2.Folks are looking to vacation with extended family or large groups of friends and the smaller homes just don't cut it. 

In reality, the higher class properties will likely out perform lower class properties, even though a spreadsheet says different.

The asset would need to outperform this one index (an average that has been derived from many previous successful flips in a given market).

Of course, if there are real estate deals out there that can out-perform notes, then doing those in the IRA can make sense as well. 

You have to KNOW your competition to beat them and outperform them.

Without knowing your banking choices, I'd still say I'm sure anything will outperform your bank.
