If you do FHA or similar, you'll have to live there for at least a year.Most banks require at least a 6-month seasoning period before they'll refi based on a new appraisal.4% interest rate for the refi seems optimistic for an investment property.

I would like to also add that I’m not optimistic about finding a buyer this is more for just curiosity.

The wholesale deals I get have too optimistic ARVs or need way too much work to make a decent ROI.

The NOI is Not $99k on a gross income of $114,000, not possible if you use any kind of of even optimistic assumptions about vacancy, repairs and capex.

Unlike a boring single family home, you will pretty much be stuck selling to another landlord so you need to be cautiously optimistic about future values etc. 

He/she may be nicer and more optimistic than I have been forced to become, but I would think of what's in it for them a little bit.  

This is a once in a lifetime opportunity and even if I am being overly optimistic to believe that I could have a chance to be apart of it, I am still inspired at the gesture alone and I hope to one day be as fortune to share this same experience with others in the future.
