An ounce of prevention is better than a pound of cure.Inspectors can vary DRAMATICALLY in their experience levels, and their thoroughness, and even the best inspectors will occasionally miss important issues (nobody's perfect).Therefore, each time I buy a property, I don't use one home inspector, I use SEVERAL layers of inspection done by SEVERAL pros.Yes, I use a regular home inspector, but I also have an experienced plumber scope the sewer line on EVERY property before I buy.

I agree with @Chris Seveney: You won't know until the opening of the auction if the sale got postponed, canceled, bankruptcy, loan modification, loan paid off or a number of other things have happened.If the "auctioneer", we use the term "Trustee", learns of a bankruptcy filing after the auction happens and if the bankruptcy is determined to be valid by the judge, then the "winning bid" gets their money back and it's as though the auction never happened.However, if the bankruptcy was not valid, the Trustee will determine if the winning bid proceeds or if they redo the auction. in my court house buying days occasionally ( this was oregon and Washington Vancouver market of WA.) the trustee would either record the trustee's deed or send it to us and I would run it over and record it..

@Alexander Rodriguez occasionally we run into this problem with tenants and we rewire the exhaust fan so there’s only one switch to turn the light and the fan on at the same time.

My friend said even if this person could be struggling and be late a couple of times a year or may not make 1 month rent once a year, since she is a long term tenant per her past and paid her rent without fail every month, and is motivated to make the new rental situation work for her financially, long term, if she stays 5 years, although occasionally could struggle a bit, I still will do better than most other tenant choices (frequent turn over, etc.)My rent is still covered by my past tenant at the moment even though the property is vacant as the Lease has stipulations for that the past tenant has honored faithfully.
