I would say it is on life support because after refi the negative cash flow necessitates extra reserves.  

This is low-hanging fruit for AI, because no physical work.If you think I am talking about something in the future, you have not kept up the last 8 weeks.

Stop hanging out with your deadbeat buddies that spend all day drinking, talking sports, and otherwise wasting away.

After a couple of deals and you get the hang of it, def use your own capital.- Is it really possible to do this while working a 9-5, or is it something you need to go all in on and quit the 9-5 to pursue?

Aside from hanging your hat (license) with a brokerage, all you need is a laptop ($300 at Walmart), cell phone w/ hotspot, $100 per mo, some business cards (not required), a CRM (the one in your phone works fine when coupled with a task list - both free usually), maybe a web site domain @ $12 from Google, and a simple one-page site as a sales sheet.

I'm just hanging up on these.

You might also consider changing who you hang out with. 

In their first year, many agents  go through their personal network and get all the "low hanging fruit".

Insulate, add electrical, mini-split ac, and possibly plumbing, as desired, drywall, tape and paint, put built-in cab's on one side if you want, hang the tv, speakers, etc, install bi-fold/multi-fold doors on the side leading to a patio, and replace the garage door with an insulated one keeping the track and removing the motor, or install a carriage type garage door into the existing garage opening.
