I saw one BP member say that the value of his RE portfolio also got creamed in the Crash and was also working back out of a hole as the Cycle of RE values found a bottom and was working its way back to a high.

This seem counter productive to me.Granted my budget range is bringing me to the cream of the crop of duplexes but they are nice modest properties.  

I suppose you can use a defaulted loan to carry ice cream, though I do not recommend it.

I agree with him that you should do a podcast ... will never happen, though, I'm affraid ... besides the skype problem, you'd need to be a professional BMX biker or commercial fisherman or something more interesting that has been doing REI on the side for a year or two and talk about puppy dogs and ice cream and how wonderful and low risk it is to invest out of state in a high cash flow market rather than a lowly, evil, speculative, local west coast developer and lender with decades of experience.

Gotta change that.You need a way to prioritize what you find.All sales are best handled with a system for disqualifying opportunities. this means, you need a way to sort the high shot deals from the batch and, more importantly, eliminate the cream of the crap.I use the PETIO system.

I like the trim color at least in the picture as it looks cream.  

Im sure you realize that there are at least 100 shades of white/cream out there.-  J - I normally don't like to paint masonry but you can't fix ugly masonry colors without it.

I cant remember the color off hand (kind of a cream color with semi gloss white trim), but I did go with a good quality paint Behr premium ultra thinking that it will hold up longer.
