This one room has enough space for 1 bed, 1 dresser, microwave and minifridge.

I wouldn't care as long as she paid the rent.If she wants to take cold showers and cook with a microwave, go ahead.

Over the range microwave-there is not a space for a cabinet and microwave, (bulk head has Mechanical to the upper unit) doing the math I gain more cabinet space in those 36 inches then counter space lost to a microwave.

Putting about $1,500 dollars into it (Dishwasher, microwave, new carpet, paint, etc.).

This is a duplex property, located in Kingsport TN. unit A is a 2 bed, 2 bath, freshly painted new flooring, it comes with a refrigerator, dishwasher, stove, over head microwave.

My current tenant is complaining that the circuit breaker trips when they use the Microwave and toaster at the same time in the kitchen. 

You can cook on a hot plate or in a microwave.

Don’t forget electric to the dishwasher, microwave, etc.  

Also I take hood vents over the stoves out and put in microwaves.

Where possible / feasible, try to put the stove on an outside wall with a vented microwave range hood.
