If it's been an unusually snowy winter and it's all beginning to melt, it may be coming in from outside.  

@Bob Malecki  at the level we do mortgage pools or pooled investments.. even though there are state and fed regs.. these are UNREGISTERED securities.. and as such .. the only over sight is if you don't do it correctly and get your hand slapped or worse.. so there is no sense of protection up front for investor.. just punishment for the sponsor if they don't do it right.. that does not get the investors their money back in the case of a melt down. 

Hopefully with this snow finally melting around here it will be easier for someone to see the potential of the house and the land together.

I bought another one in the same complex for $45k (by now the 2BR condos were selling about 55k), but I know that's it's going to keep going up from there, and even if it doesn't, it's still going to be a way to generate cash without burning a lot of calories.  

Note, I don't purchase the ice melt / salt / whatever, but I appreciate so much that the church makes it available.  

If you had no previous issues, sounds like your more likely on an older sewer line and with the mass snow melt we had the sewers just cant handle it and your getting backup.   

We also have very saturated ground from about April to early June (from the winter snow melting).

. :) I'm hoping the sun melts it off but am not sure I'll be going anywhere for a few days! 

Most of the snow comes in March and April and it often melts the next day.  

Consider Florida as it won't be underwater from all the Greenland ice melt while we're still alive.
