Housing in Canada is in shorter supply because our PM massively increased immigration rates (over 5 million people in the last ~7 years for a country that prior to that had $35M people). 

I don't think we need to be fearful, but I do think this means a massive change to society as we know it.

Instead of selling your place outright and getting hit with a massive tax bill all at once, you play the bank and provide a loan to the buyer.

There are a few pockets where the numbers look great on paper but are massive money pits in real life.

The caveat is just being grounded and in a pattern of constant learning but never having the faith to leap forward (i.e. massive amounts of inaction).

This is a massive difference from the 15%-20% down that was required previously.

For someone who is just operating a property or two through a single LLC it would be hard to justify spending a massive amount of money creating an elaborate asset protection strategy.

I don't really want a massive real estate company.
