Instead of losing 55k they will probably only end up losing $25,000 - $30,000Long term its not a great cash flow property but with some renovations and addition of a parking slab I think long term appreciation is the big goal here.

They said they'd accept a 6 month term instead, but they're not being very forthcoming about what their sales record has been (I asked for the last 12 months just to get an idea, but they ignored the question :( ) and I'm getting a not-so-great feeling about working with them....The home is 2-stories, attached garage, 4bd 3ba, 2269 sqft and sits on a corner lot with a huge backyard (lot is approx .13 acres or 5662.8 sqft).

@Lexi Blocksom If the burden of holding the property outweighs the long-term gains, a 1031 exchange allows you to defer all taxes, and you won’t have to recapture depreciation.This option enables you to use the deferred tax benefits to purchase nicer properties in areas with greater growth potential.Once you complete your exchange, you can immediately do a cash-out refinance if you need access to some cash, tax-free.
