Yes, since you have to take depreciation its a "lemonade out of lemons" story in my opinion since you still have to pay it back later.  

A healthy diet of realistic expectations, patience and some work should pay off more times than not.

But, in my opinoin, its making lemonade out of lemons.

Setting up marketing systems and doing the work is the diet and exercise protocol though in a world full of binge dieters. 

This might incentivize the realtor to give you a break on listing fees for one of your properties in the future or bring you in on a deal or two.Might not work, but just trying to think of ways to make lemonade out of some lemons.Good luck with it!
