If you can't find an existing multifamily to pencil out try to identify something that you could add an ADU to or a larger single family home you can split into more than one unit using ADU rules.

PPC and paid-ads for larger companies

We have a small cabin that has lots of reviews that ranks high, but we have some larger homes that are more expensive and dont book as consistently as our small cabin. 

My goal is to acquire and stabilize these larger properties using private lending to fund down payments and renovations while executing a BRRR strategy.I’d love to connect with private lenders or experienced investors who’ve used private capital for similar deals.

We are right across from a large high school.The upper unit is larger and gets different people but I wanted to point out the current guests.

I would have to imagine folks who are competent enough to represent this type of value-add are typically focusing on larger opportunities than small to mid-size SFR portfolios.  

In my experience, most people are better off just trying to sell their portfolio and buy a larger asset.

Without adding creativity like: room by room renting/padsplit, value add/larger cash down, mid-term or short term renting, etc it's just how things are.  

One thought would be for you to move into the smaller unit and rent out the larger unit to bring in more revenue.

I would like to be prepared for a larger multifamily project.
