I'll tell you what I would pay...all day:1 - 10-12% simple interest...IO payments, monthly2 - 15-30 year term with balloon.3 - requirements: a - Uncollateralized (don't worry, this would be much less risky for the lender than if it was collateralized...as close to risk free as it gets) b - Minimum of $300k ($500k) loanExample #1:Loan: $300kTerm: 15 yearsInterest: 10%Interest/Year: $30k (12 payments)Total Interest: $450kTotal Payback: $750k Example #2:Loan: $500kTerm: 30 yearsInterest: 12%Interest/Year: $60k (12 payments)Total Interest: $1.8MTotal Payback: $2.3M...and I'm NOT nuts.

You sometimes have to remove the pad, as well.If the urine soaks into the subfloor, you may have to paint the subfloor with an oil-based Kilz or other primer that can seal in the odor.

Always make sure they are quoting you the EXACT same type of loan (30 year amortized, 5 yr I/O, etc).

HELOCs that are i/o for 10 years, and then switch to 20 year amortizations, have 30 year terms.

Ok, so Im looking to partner up again (I have been trying to figure this out for a bit now). 150k duplex41.5k for dp/closing112.5k mortgageCF = 281/mPITI and expenses=1017Income = 1300Now before everyone freaks out, I plan on getting this for 15k less but want to be conservative.Im looking at IO payments of 193/m8 year balloon/payoff of his 29kAt that point I plan on having his 29k with CF over the period, appreciations, principal paydown.

You can refinance a HELOC as well, which would restart your IO/draw period, so keep that in mind when you get close to the 10 year mark.
