As far as being over-leveraged, in my opinion, as an investor, I think that only matters at two points in time--when you plan on selling or when you are forced to sell because it no longer cash flows. 

But if you’re not doing it every day, and haven’t done lots of transactions, and aren’t intimately familiar with the local market on a house by house level, then you couldn’t possibly know as much about things to avoid and best practices etc. as someone who does it every day for a living and has done lots of transactions.

You can quit your job and live of REI, but it takes on average 10 years of throwing everything you have in time, money and energy into this endeavor.I quit my W2 in 2015 and learned very quickly that you can watch only so much daytime TV.
