Maybe this is intentional and maybe it isn't, maybe what they would do is different than what you would do or envision.Also be aware that some deals are just recycled off MLS, so potentially you could have bought the same property for less, with less risk off MLS.   

I wouldn't be overpaying for something with good seller financing.Rates are coming down in the next 24 months, you can just buy something else with the intention to refi down.

Then you have to work them till they have intent. in 2 different entities from 2020 to 2022, we flipped about 350 lots.

I am willing to go so far as to say they intentionally are seeking investment sources who don't have the means or sophistication to conduct appropriate diligence.Sadly social media has made it far easier for these bad actor capital raisers to get in front of their target audience with ease.

You might have no intention of actually using those funds as such, but you could.

From what little interaction I did have, they were both real nice.The words trust but verify still ring trueGino I interviewed lane -I do not think they intentionally were out to scam people at all.

I understand the intent behind the law, but most investors will find ways around the law, or just opt out.This is a question for a seasoned attorney in the market.

The only people it would work on are newbies who don't know and if that's your prey, your intentions are bad.
