Not to mention significant fee's on each, because cost's are spread across such a small pool.

I have higher fees with HOA but overall, I believe I do better.

They're better at collecting rent and charging late fees than most owners ever are. 

Hi @Jose SaladinThe deed would have to be transferred into your name like a normal RE closing + closing costs and other fees. 

Selling at FMV avoids the gift tax but provides your child with a higher tax basis, reducing their future capital gains liability.A better strategy for selling below FMV is to sell the house at FMV on an installment note, then forgive interest and principal annually up to the gift tax exclusion amount.

Charge a monthly fee, have multiple students at once all use zoom meetings, or even sell a course for a certain amount of money.DO NOT continue to tell people they will make $500k and that it cost $15K+ to do so.
