It's when a larger portion of the sale price is in the goodwill or going concern that the lender starts to see it as a riskier loan and wants to see a higher equity injection.

My VERY rough math tells me if we purchase this ~900 sq ft 3/1 house for $20K (or maybe $15K even), inject $20K-$30K of work into it (including various holding costs), and then turn around and sell it for a minimum of $60K (hopefully more obviously) we would be off to a good start. 

If you read the fine print, you'll see that  are artificially propping up the return by injecting money into the fund.  

We continue building in unsafe areas, injecting toxic chemicals into the ground, poising our environment with petroleum based products, extinction of plant and animal species, and enslaving and killing each other.  

I'd rather hold the additional 5% down payment in my pocket and reinvest it into another asset to capture a 15-20% ROI.If I'm forced to invest a certain sum of money I'd rather inject the capital directly into the asset than trap it with the bank. 

You need to assign an appropriate value to the assets, keeping in mind the capital you will need to inject in order to breath life into the business and nurse it back to a point where it is carrying itself {or better}.  

It injects a little humor into the otherwise stressful process of house hunting.

I am a very experienced builder and remodeler so the larger project doesn't concern me.My concern is two things,Even though i can buy the house right,#1 it is going to take a large cash injection to do the job#2 how are buyers going to react to the fact that it has previously burned.I have done burn jobs before but not as a flip.Thoughts?

I know that my tile distributor injects a lot of their personal styles on pros through their design center. 

I’m saving as fast as possible, I have some other irons in the fire for a cash injection, so I may be able to fast track this. 7-10 years a SMART goal?
