Changing locks is a typical cost of turnover.In your case, charges that may be levied against her security deposit: *Unpaid Rent *Unpaid Fees *Damages (for dents in doors - if significant) and *Break Lease Penalties (as defined in your rental agreement).Good luck in finding another tenant (a good one) soon!

If there are gutters, make sure the downspouts are at the front of the garage.I wouldn't suggest any type of outside sump pump unless you absolutely cannot find a way to let gravity move the water.Otherwise, when you sell the property, advertise an indoor water feature.

Part of my utility clause:Utilities shall be kept in Tenant’s name until transferred to the Landlord no more then Two (2) days from the last day of tenancy provided in the written notice to vacate.When no occupant is in the house (vacation etc) the indoor temperatures must stay with the temperature ranges as stated below.

If you knew the exact layout of your future building and you didn't want a basement it might be worth using the foundation as part of your parking surface but cars dripping oil on your future indoor space might cause issues with flooring adhesion later.The solar payment centers are great but you still need someone to patrol every few hours to make sure people are paying.
