The main thing is to find motivated sellers before they list their homes with a Realtor.

Sounds like you have your act together with passive income and a savings, as well as motivation to build wealth from there.

I believe the neighborhood has some of the strongest fundamentals in the entire city but its incredibly easy to make the wrong assumptions when investing in Mount Airy if you don't truly know the market and the only way to do this is by spending considerable time in the neighborhood. 

Partnerships can be incredibly rewarding, but only when built on a solid foundation.
