The longer term loans would have lowered your monthly payments and decreased the costs.As for rent, each year you need to look at rents in the area to decide how much you will be increasing the rent by.

.- Working a W2 as a firefighter, posting and consuming content- Leaving my W2 to dive deep into real estate investing and working as an agent... and still watching/posting content all while business was ok - Deleting social media apps (one have one on my phone that I use 10 minutes or less a day), diving deep into building my business and skills which have drastically increased due to pure focus and increasing my business significantly- moral of the story... focus on the things you need to do in business (dollar productive activities) and life experiences while reducing consumption will increase your success

The problem is that your debt payments are going to basically wipe out that $400K profit unless there is room to increase revenue or reduce expenses.

If you have an ensuite, which you may, it could make more sense since they typically rent for $1k / month in the Atlanta market.Converting the entire property to padsplit would make more sense in my opinion and should be able to increase your yield that way.

In FL PS only provides about 37% of the leads/oppertunities going through the county records offices (I have  study I have done comparing the 2 to back this up if you want me to post it/send it) recorder offices Florida and Hilsborough are obviously competitive but if your getting information before everyone else and using it fast in the market where it matters its not so competititve.If your leads are for say absentee owner, tired  landlord then you want the owner to have had the property for longer to hopefully increase motivation.
