@Michael Claus we have had this problem with several HOAs, and we finally resolved the issue by raising the rent to be inclusive of the water in the monthly rent, thus avoiding it not getting paid.

This also assumes no property management inclusion -- even if you are managing the property yourself you should include something for that line item.

But even that site has caveats, is clearly sampling only SFRs (not reasonable in high density metro areas) and assumes a $1,000 rent which not even a national average nor applicable in many cities.If only this kind of analysis could be automated and kept up to date and be more inclusive.

And we converted the top unit into an Airbnb...so far we have not had any trouble getting vacationers..that being said we are marketing the unit as a fully furnished all inclusive trying to get a longer term tenant in there.

My guess is you'll have to look to rural areas.For financing, I'd suggest finding a rural lot, with appropriate zoning laws, and owner financing; maybe on an all inclusive trust deed (AITD).
