The concrete is leaning towards the house and the garage drain that the washer drains into may be putting water under the garage floor (4 inch drop along a crack by drain), so will probably have to borrow for that work anyway.  

i would like to try the 24x48 but what do you do to avoid a grout line up front or in back with only 24 inches?

We will close a duplex in NC very soon and few questions want to hear landlord folks to share some valuable experience.1) Insurance: one insurance company agreed and then changed their opinion by asking us does this duplex has a 6-8 inch concrete wall between units.

From the pictures, this home doesn't appear to be tall enough to do the loft conversion.

There is also an unfinished basement, but the ceilings are not very tall.

My guess here is that the subfloor which would be 3/4 inch plywood has taken in so much water that it's rotten.
