Certainly some have but I'm guessing its under 10%.I can't help but think that this thread really displays the book ends of emotions in investing, neither of which are the most healthy.

Sure, the leasing fee is a healthy chunk (50-75% of the first month), but overall I do not think $150 off the rent is that costly.

A lot of people when they start with us have no idea if their marketing is successful (and to me, a healthy company should be making around $3 for every $1 spent on marketing over a 6 month span.)

I have a healthy appetite for risk, but I calculate risk into every target I have at the auctions and its my conclusion that I'm more conservative than most investors.

Auction.com is hired by banks to sell assets to highest bidder through quasi on line auctions.in some states LIke Alabama they are actually the criers at the public court house auction.. if not sold there then those assets are brought into the loss mit departments then listed with auction to be sold on line at some point in the future.I like it as they require actual money to buy this stuff as in you need healthy deposits and REAL POF's and you can't assign contracts etc.. so it mitigates competition with the no money wholesalers that are out there by the millions LOL..

Hi all i'm new to the community my name is Miguel and i'm looking forward to learn with all you guys about the beauty of real state. a little something about me, i'm 37 years old i'm a proud father of 2 boys and 1 girl, as well a beautiful wife, i love working out in the gym, running playing basketball and really anything that can improve my healthy life style. i work in the construction field doing office work, yeah yeah your typical 9-5 only mine is 6am to 5pm yes long hours and i'm tired of it. being doing it for 10 years and i believe there something better out in this world for me and that's one of the reasons i decide to give this community a try. i'm not that far behind on the real state me and my wife bought our first one and only home 9 years ago a multifamily home and we being leaving rent free. but now its getting old not knowing whats next and how to provide some freedom to spend more time with my family. i always like real state but never gave the proper effort to learn more about it and to stretch it to the max. so that's a little about me i'm sure i will meet a lot of awesome people here and i'm looking forward to it, anyone from new jersey i'm here if you like to go for a jog or grab a cup coffee.

I know it's suspect when Realtor's say the future is healthy, but I think it's true and I'm holding my properties and in fact just bought another buy n hold rental here in Charleston.
