Since you have no historical taxable basis to write off against that sale price, you may find yourself having to pay taxes on the full sales price, not just your profits.Happily, there is a way to heal these self inflicted wounds.  

Good contracts heal all...If you do business with investors that know how to account for transactions, capex schedules, etc. you will have a VERY small market of owners to manage though!

Like they need the money to help assist with an ailing relative or they could be at risk of losing the house to foreclosure.
