Most people I ask say to take the lower paying job because Ill be happier and I will eventually make more with raises etc, but if I don’t plan on staying in the corporate world I feel that the extra 20k a year will help towards investing and retiring quicker.

All mine have been word of mouth , I am on the street all day .

For the money spent, that didn't leave a good taste in my mouth.

I've taken some big leaps of faith because of Bigger Pockets (and Rich Dad Poor Dad) over the last few months and couldn't be happier.

Tenants are much happier knowing in advance what their cost is monthly rather than being surprised ever month. 

If you're starting off with a few word of mouth clients, I don't really see any initial costs.

And that's right from the horse's mouth.

All of my " deals" have been drive bys or word of mouth , Nothing from the MLS .  

As it likely varies from state to state, I would go straight to the horse's mouth.
