@Philip Schultz  I wouldn't consider that area "rough" but I would be happier with it if it were south of the Beltway.Just for grins, I pulled up the comps for Crestmont Park area.

It's only a chimney, you'll be happier you did it right the first time. 

I couldn't be happier, and I'm now a believer in the power of REI and the ways it can generate tremendous wealth.

You'll be much happier in the long run if you can make that determination instead of it being made for you each time.

You might not even be able to set up a U&O to be done that quickly - and that is one of the first things to be done once you have an agreement signed.Tell them you will close within 20 days (OK 3 weeks) - and that will make them happier with your offer.
