There is nothing magical about RE and nothing is secret.. the only thing I see that has really changed is how information is disseminated and transferred out to the public..

He/She will walk the property with your rehab budget in hand so the more descriptive you can be, the better chance you have at receiving a value in your favor.Once we have the rehab template complete we order the appraisal. 

I was never aware about the fact that It's simple to start up as long as you put In the work to learn the topic like the back  of your hand.
