Whoever taught you that I would go to them and do what they did as this setup for an ownership structure in my opinion is far to complex and your CPA is going to be scratching there head at end of year with all the tax stuff they will have to do and how you have to keep bank accounts for each entity and move money form one to the other to the other....

You might get 10 years out of it.I have higher end rentals that came with carpet in bedrooms and they have really lasted because we have upscale guests that don't do crazy stuff.

Rehabbing first of all there's a lot of toxic stuff involved.

You should be able to change the "to" and reply address for a gmail account to use the professional looking address, yet retain the stuff you like about your gmail account.

Most of the distressed wholesaler stuff is the bottom of the barrel, C class, or worse.

If you must have carpet, go with something neutral like you mentioned.Darker tans or something with a speckled pattern would be nice and hide stuff.
