You could start BRRRRing houses and maybe that would allow you to buy more and make more cash flow.As for the paying off the mortgages, I would make you minimum payments monthly and when rates go down in years, you could refinance but pay the same amount and that will help you to pay it off sooner while you are left in the same Cash flow position. 

You can begin the process sooner so you can close on the 90th day.

It's the same amount of depreciation no matter how fast you receive it, but getting it in larger chunks sooner means more cash in your pocket now for more investing.

Assuming she's on a month to month and your local laws only require 30 days' notice, you have two options.  1) Give her notice and tell her if she finds something sooner (eg June 1) and wants to move before that, you're okay with it. 2) refuse payment for the rest of May's rent as she's already late and start with the eviction.  

If a toilet runs at full pressure, the tenant is going to call you sooner than later from the sheer racket it's making.If you are purely looking for leaks, you will spend significant sums of money to save yourself very little money in the long run.

John Webster it appears to me that the reason the guru lessons work is for the same reasons expensive gym memberships do because of the work put in.

The one thing I've heard multiple times that has stuck with me was hearing that the sooner, the better.
