I think a big catalyst this year across all areas of real estate will be the unemployment rate and personal income growth within the Kansas City metropolitan areas and surrounding cities.

Either would be a great option; I'd probably choose Roseville because it's more established, but the City of Elk Grove deserves a lot of credit for its impactful growth programs, so it wouldn't be a bad option. 

For instance, a friend of mine transitioned into the BTR market in Austin, Texas, after noticing consistent rental growth.

Its still uncertain as to how well BAM will handle the current environment with higher interest rates and slowdown in rent growth. 

I currently use the two family cars we have to conduct these activities, and I am looking to buy a new vehicle that is more suitable (a truck) for the tasks that I have been doing.

I use Google Calendar and Tasks for a lot of stuff.- You can create a Meeting, but use it to also take notes and set task reminders. 

Last, I would invest some capital in an investment with strong growth, so it could help replace the income you have at your job.
