I decided not to list it on FF again, because I am not local to show it, and it hasn't been worth the effort.  

What I will do is attempt to find a QUALIFIED substitute tenant, credit the original tenant with the rent paid by the new tenant LESS one or two months fee for the extra work and effort, but I will NOT release the original tenant from liability should the substitute tenant default.Look, the bottom line is that renting to tenants is a business, just like any other business.  

And the reality is the lot is NOT split, and the real cost in doing so, the impact on cashflow and the risk to my loan make it an untenable effort unless I planned to sell right away. 

Me: Old, RE is a side gig, transitioning from hands-on RE investing to minimal-effort cash flow, selling most of my residential RE (keeping non-residential properties), want to spend all my money before I die so my daughter will not inherit anything :)Given my best efforts, it's likely that she will inherit a respectable amount of RE.

Generally most of us aren't going to go through the guilty party's profile and take down everything that qualifies because it takes a lot of time and effort, and most threads have an extremely short shelf life - no one is going to remember it or see it a couple of days from now.

We can do that in real estate.How focused would you be on finding the "hot" location if, with your own efforts, you could make your stock go up in value. 

Even though I don't have long hour blocks in my day where I can dedicate to REI education or execution, these little efforts each day have taken me further than I was just a few months ago and will continue to take me much farther in my REI journey.

Buying multifamily is not about what the seller did but understanding what you can do and how much it will cost you do to it, then determining if the financial reward is worth the effort to undertake it.
