I've done it once so far and came home covered in flooring adhesive every day (maybe that's my fault for wearing shorts and short sleeves haha)But floating wood/laminate is starting to grow on me.

Takes some work to find the deals, but if you are willing to roll up your sleeves there is still value to be added on fix/flips, buy/holds.

I really enjoy rolling up my sleeves and doing the work, but I could use some advice making some important decisions now and in the future.

It has 5 filters & I sleeve the filter cartridges with white drain pipe stocking (Drain-Sleeve) to absorb the oils/residues etc so I have only replaced the filters 2x since new.

Do you all have any tricks on your sleeve to identify reasonable tenants?

Depends on handy ability and willingness to roll up your sleeves and get in the trenches.
