I did see quite a few gas stations with bars and what not.I have no doubt there are beautiful, wealthy, safe parts of the city, but I found them few and far between on my trip

If any of you could help me determine what kind of property damage I should avoid either because it costs too much to fix or it is just too difficult/ time consuming (things like termites, gas lines needing repair, roofing, etc.).

I say that because the primer to cover the water stain may have to have your renters And their pets out of the unit for so many hours while they do it and then it dries because it may gas off.

I had to book a hotel at same place they holding: Total expense: $1000 + $500 + Food/Toll/Gas = about $1,800ish Schedule : 8:30am to 5pm.

Only way to live on rent is to pay cash and or be extremely frugal mid western rust belt type area were primary housing is very low and all other things including gas, insurance etc are much lower than us west coast folks.Nevada though to me is a smart choice to try to live on RE prop tax's some of the lowest in the country NO income tax utls are low .
