It is a nightmare evicting deadbeat tenants, so when they are out I will only go back to AirBnb, short term rentals in the future as Vermont has laws very favorable to annual leasing tenants.

On the flip side, the margins aren’t quite as high as with rehab projects.

With conventional financing becoming more restrictive, real estate investors may turn to hard money loans for acquisitions and rehab projects.

Would like to be systematic to rinse and repeat with future properties. 

I would hope he/she values their reputation and future business more than a couple months rent on two properties.Don't despair, there is a path forward out of this.

@Sean YangI can understand the hesitancy to go the remote route, but its certainly the wave of the future.

At a minimum look for a deal that breaks even - although it's always better to cash flow and still have the shot at future appreciation.

Since you're wrapping up paperwork, make sure your lease terms are solid, get the right insurance (landlord + homeowner), and set aside some cash for future repairs.

My area is relatively low crime, but had one place that someone broke a window to get in.... probably a homeless guy looking for a place to sleep....got scared when neighbor turned light on.I put in a SimpliSafe unit... portable, easy to set up, multiple options- you can use a webcam and get alerts on your phone and future tenant can pay for full service if they want.
