I have been trying to avoid the coaching programs (limited capital) but it seems like I might need one if (and/or)  not a lawyer on retainer to sort  through it all.

From your post it looks like you didn't have a property  inspection by an independent third party and are going by what they have told you it needs to be a functional rental.7.

Its the less aggressive model but it was programed into me from a young age, keep your business risk separate from the things that you need to live (home, car, food, etc.).

I'm piloting a new construction program that's building a generational style home 6 bedroom 4 bathroom, 2500 sq ft house in a class B/C area.

I agree with @Connor Hibbs's comment on terms for first time flippers and if this is something you want to start doing more frequently I'd look for lenders that offer some type of rewards program to gain better terms through doing repeat business.

I enjoyed the 3 day workshop and thought it was worthwhile so I joined the $40k program and I have regretted it!

The naca program will permit single home Duplex , triplex , four plex  so you can live with your wife in one town house and rent the rest 

I had doubts and still have some but now it sounds like those may have been necessary for their loan program after learning why it's a lower risk and FDIC insured requires that.
