I always suspect freeze damage, especially for hot water heat systems which can have both horizontal and vertical runs that hold water.

With a call, they turned on some strategically placed space heaters during our Texas freezes, kept an eye on contractors, worked with the cable company to resolve a downed cable line issue on Christmas eve and as I was going out of town, and they have kept the place tidy trash onsite and near the dumpsters which was attracting more dumping.Rehab Update30+ piers have been added to level the 11-plex's foundation.

Usually when they're in the house they're also in the yard and can get tracked back in when people are going in and out....it's much harder to eradicate them from the yard when you live in an area that doesn't freeze.
