Hello Dan,As Jaysen stated I would avoid relying on the assessment or the assessors market value as you have know way of knowing how it was formulated.

However, during that time, I have been learning so much, building relationships, and formulating strategies.

However, I do think your agent should provide you comps to help you understand if the asking price is in line with today's market, and to help you formulate an offer price.

just kidding, kind of... i have had a few appraisals come back lower than expected and they seemed incorrect to me. i have formulated rebuttals twice. one time, it did not work. i wrote a 6 page response and it may have angered the guy more than educated. the next time, i wrote a shorter response, included more comps and very specific reasons why it should be raised 5k-10k. he ended up raising it 5k and i was able to get 75% of that via the new loan. it was well worth my time to write the response to him.
