My current business is a fireplace company not real estate. 

In other words, you can probably even google, or search the BP forums, or fireplace, or ask around other investors, for a detailed construction budget on a new home.

There may be some restrictions- for instance I can use a fireplace in my own home, but the the same insurance company won't insure us if a tenant is using the fireplace. 

I am not raising my children in the cabin, or a long family tradition of sitting around that fireplace, etc. 

I recently had a renter ask me if it's possible to board up the fireplace, as it will not be used.
