Ideally, I want to get properties that are 10+ units and will get me closer to my goal.I will admit that there is a certain degree of fear that I have in regards to starting this adventure. 

So, putting one and one together, my fear is that you'll find yourself in an unattractive location with plenty of competition so the risk is you'll have to rent very cheaply to get occupancy and there's no guarantee that even that will work.Brandon and David keep repeating one of my favorite sayings in the BP podcasts: "How you do anything is how you do everything".

Being new to this biz, there is a lot of fear and trepidations associated with the "right" deal and a network of lenders, agents, contractors you can trust.My strategy at this point is 1, put my money to work for me, move my money into a real estate/ self directed IRA and then work into the fix and flip side of the business.

Even though there is fear in making a wrong decision sometimes you have to do things scared. 

I also had fear of the "unknown" and fear of "not making it".
