I would consider 1031 exchange to one high quality Nevada or Arizona SFH or duplex but high prices and 7% interest rates are dissuading me from doing anything.

As for sellers, perhaps they need this one to contribute to the purchase of a larger property and time is ticking on the exchange.  

Whether that be a partial exchange to pull some cash out or a full exchange to invest into a better deal.

Keep in mind you can look into stacking, where you live in a property, rent it out later, and then sell and do a 1031 exchange into bigger and better properties.

Exploring all solutions to repay the Bridge Loan and even partner with anyone who may have a solution in exchange for ownership in a property in a good neighborhood and tenants who are on time with rent payments.

Alternatively, you could waive the commission in exchange for a small equity share in the deal, aligning yourself with investor success.Once due diligence is complete, network through real estate groups, your spouse’s contacts, or online platforms like BiggerPockets to find investors.
