Like the bedrooms, living room was converted into separate rooms with there own entrances.

It is a 3/2 with all the bells and whistles and even has a 700 sq ft apartment attached to the garage with its own private entrance.

Ideally we will purchase a home with a basement entrance and create our downstairs apartment. most houses we are looking at that have this availability for our large family and to accommodate a one-bedroom apartment are in the 400s.

Nuisance things: paint, wallpaper (very annoying), holes in drywall, smells (unless it is a sign of mold), cracked windows, missing or damaged screens, no GCFI, flooring, broken handles, damaged cabinets, interior doors on exterior entrances (I see this a lot), bowls under sinks to catch leaks, general run-down-unlovedness.

It is stupid because you get what you get and these houses may be retail quality, but likely are foreclosure quality, needing lots of repairs.I did not have entrance to either house prior to purchase.First house I knew has condition issues inside, and major roof issues. 

They are now proposing on spending $2k on the entrance sign, even though you can repaint it for $100 and it would be just as good.

In doing this will increase the final NOI as well as add the 2nd entrance into the park.During the advertisement of the units for sale, the new lot rental rate of $300/mo.

Initial cashflow if we rented the whole place out would be $150-200/month (plus potential extra income from occasional AirBnB bookings of the bonus room with its own separate entrance).

But refinancing and pulling the equity out of my personal home allowed for the opportunity to make my entrance in to investing.As far as obtaining my personal home I budgeted and saved the down payment for an fha loan where the down payment was 3 or 3 1/2%, I can't remember which it was.It might take a short amount of time, it might take a large amount of time but continue to remember it's all possible!
