If one is a lifer then I like the BTR but if one is going to exit in less than a decade I think the exit might not be what folks were counting on.

But it did get me thinking - what are other folks considering a "good" cashflow for a property in 2024? 

We embrace S8 applicants, but screen them just like any other applicant.Many have an entitlement mentality and try to leverage their S8 voucher by pretending to be helpless:1) A percentage won't apply because they expect a landlord to waive application fees for them.2) Many cry broke and expect a landlord NOT to charge them a security deposit.3) Many of those same S8 tenants trying to avoid paying a security deposit, won't make an effort to call the list of nonprofits we send them that will pay their security deposit if they apply.4) A lot of them try to avoid paying for utilities.

Plus for Bay area folks the fact that you can scoot over and meet them in person is a plus.Good company  and if anyone can make it work in todays market its them .. in my opinion and again I am an investor so take that with a grain of salt..Go meet with them.. do your due diligence and if you think its a fit jump aboard.

@Dennis Bragg I especially agree with you that "thinking about older buildings.. some folks underestimate how well older properties can hold up".

I let VRBO and AirBNB handle that.Bottom line is you are taking a risk every time you allow folks to use the house.

other than the constant warnings and warning posts I dont think you can expect BP to be the gate keeper for Guru class's  keep in mind some folks do succeed and the cost of a guru package to them was one of the best things they ever did. 

Many of the folks I worked with back during the dawn of the internet business era have moved on, so this is a learning curve, but I’m embracing it.Partnerships are something I’m open to, whether it’s working on your projects or collaborating on future deals.

It's people like you who cause folks who would actually benefit from an ESA to be painted with the same broad scammer brush. 

Leverage will be based on whether the land is entitled and borrower track record but 50-60% is the norm, not 80%.
