My understanding was that since the previous landlord had it rented out, if i want to rent it it need to follow the rent control value they gave it (which was a fair number in my case). 

I completely understand all the financial calculations and models in the system and yes, it would have been fairly easy to build one myself, but very time consuming.  

Find a reliable team, offer fair pay, and keep them motivated to stick with you for future projects.That’s what I have off the top of my head.

It's a fairly unregulated space (charging grandma $750 to puts around for 3 hours, after moving the old box from the horizontal sensor, which was the only problem with the garage door to begin with), so some combination of carefully reading reviews (you have to actually read them to make sure it's not 200 fake reviews), and maybe not giving them the full contract all at once, is in order.

It's in great school districts, so I just listed those in the ad in a neutral, factual manner, which I believe won't violate fair housing laws as long as I avoid implying a preference. 

It's lower than 1.5%, sometimes I price deals out conventional & DSCR, DSCR beats conventional pricing a fair amount of the time.The only catch is the prepayment penalty on a DSCR loan.

I've never thought of a permission to show as wholesaling, but I guess it's fairly close now that you point it out.

You could create an operating agreement granting one of you the powers - but it is a fair amount of energy/time/activity for someone to manage and find deals.
