This industry of wholesaling has an absolutely disgusting practice of encouraging “wholesalers” with no money, no job, and no income, to get a “proof of funds letter”.

We encourage you to get an inspection report to identify all these items so we have the chance to go in to address them.

@Vy LeRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

Your coach is there to bounce ideas off of, encourage you when things get rough, and guide you as you move along, BUT move, you must, cuz no one can steer and ship that’s not moving.

Honestly - sometimes, even if guests have "issues," just asking for a 5 star review is enough to encourage them to leave one.

I would encourage you to read everything you can related to property management and get involved in your local groups and find a mentor there.I will be glad to share our lease agreement we use here in Oklahoma.
