If people can access basic needs, and even new homes, for free it will eliminate rent and sales for many existing homes.

However, the state legislature is currently reviewing a bill to eliminate 30 day rentals.

Significance there is that Fannie and Freddie decided in March of 2022 that they were going to basically eliminate the 10% down option by adding high enough fees that lenders couldn't pass a fees test unless they were going to originate the loan at a loss. 

This will then eliminate the possibility of creating an unintended presumed agency relationship.

My understanding is that the 1031 just defers taxes owed, it doesn't eliminate them.

You can get a roommate on your side if you want but when the time comes that your tired of having a roommate you can easily not renew and not take a big hit with lack of income since it is only one room or so that you are eliminating.

The main draw was the elimination of the ACH fees that tenants pay and FastPay rent payments.

Once you reach greater than 20% equity in the property, it would be a good time to consider refinancing so you could eliminate the mortgage insurance with conventional financing. 

It was eliminated back in September 2015.
