I invest in some areas outside of NOVA that meet the 1.5%  (sometimes more), but they involved more risk, tenants that require more work and that don't take as much care of the properties, and distressed properties that need to be renovated after purchase.

As you noticed, there are not many MF options in Nova or DC, and when the few that are for sale, don't make sense from a cash flow perspective.

There are places in New Brunswick/Nova Scotia/Ontario where you can buy single family homes for under 200k.Always down to chat about it Kai.

@Ava Nova in Texas, it is possible, but that's a pretty big rush to get title work back if the title company is as busy as we are here in Texas.

The market in Northern VA (NOVA) is crazy most homes have multiple offers the first day on the market.
