But, if I were in that situation I would probably not be buying any directly owned properties at all (and would instead be investing in a diversified fund).

One-person rental units are in the highest demand, and co-living directly appeals to this market.

It may be sufficient for small positive in class b (probably not - likely still negative cash fliw) and would be cash positive in class A.And 1% ratio is still a near unicorn find in San Diego.  

It could be a massive failure, but it could also be a small - moderate, LTR win.  

But because you rent by the room and YOU SELECTED the roommates (for which the other roommates had no control over), that makes you directly responsible to the other tenants should any harm or damage come to them.  

. - PM provides a cash based accounting report every month, for every unit under management, that clearly labels all rent, all expenses, including management fees, and the net directly ties to the amount of money deposited into my bank account.- PM is a licensed handyman, or has them on staff, and takes care of most unit turn work at a reasonable rate. - PM has no breakup/termination fee- PM does not take project management fees, except on large or complicated CapEx projects exceeding $5,000.
