I have a large lump sum saved in an investment account for down-payment and any additional costs.

The main thing that pops out at me every month is that less than half of my payment goes to paying the principle down, over half goes to the interest, taxes, and insurance, ect. 

So same thing I paid my monthly payment to my bank and kept the rest.

I will be into it about $9,371 with closing and have a payment PITI including HOA of $1,205.

I am of the opinion that you'd be better served using that money toward the down payment on a property.

They have decent rental markets, and there are options where you could get in with a 20% down payment.

See what down payment and reserves you need and make sure you have that in place or if not, you know what your goals are for 2025.
