My 3 year goal from 2024 is to be a millionaire by 2027 I will accomplish this and only looking to connect with those who just as serious as I am!

Hi,I am planning on a potential 1031 (very early stages) and would like to see what the reinvestment goal would be to maximize the befits of the 1031.property I would like to exchange purchase price $515,000sell price est: $725,000current principle balance: $350,700Interest rate 3.25Current Mortage is $2300 and it rents for $4000. 

This ensures you focus your time and resources on deals that align with your goals.

My goal would be to move in, add value, and exit in 2-3 years.

There are pros/cons to the bay area vs out of state and everyone's situation is different to reach their goals within their own timeline.

What are your long term goals (eg do you want to buy another house) and do you have a large savings set aside for unexpected expenses? 

$120,000/0.06 equals $2,000,000.So in my mind the target should NOT be cash flow but rather building net worth.Despite what the gurus say, sufficient cash flow to be financially free can only come once one has sufficient capital to invest.Let’s be clear I only buy apartment propeties that cash flow but immediate cash flow to put spendable dollars in my pocket is NOT the primary goal.
